These terms of service (the “Terms”) govern the use of the Asunto-Osake Tulkki service (the “Service”) provided by Rhaetia Ventures Oy (business ID 3602165-5, the “Provider”). By using the Service you accept these Terms in full.

1. Description of the Service

Asunto-Osake Tulkki is an AI-based analysis service that helps users understand Finnish housing company documents, such as financial statements, maintenance plans and isännöitsijäntodistus (housing company manager’s certificate) documents.

The Service is intended only to support decision-making and for information. It does not replace professional property, legal or financial advice. Users should always consult an expert before making significant financial decisions.

2. User responsibilities

Using the Service requires a user account. By registering, you confirm that you have the legal right to use a digital service, make payment commitments and accept these Terms. By using the Service you agree to the following:

  • You only upload documents that you have the legal right to use.
  • You do not use the Service for unlawful purposes, to disrupt the Service or to harm other users.
  • You are responsible for keeping your account credentials confidential and for all activity on your account.
  • You understand that an AI analysis may contain errors or omissions and should not be used as the sole basis for a property purchase or any other decision.
  • You do not attempt to decompile, copy or reverse engineer the technical implementation of the Service.

3. Intellectual property

The Service, its source code, design, brand and other content are the property of the Provider or its licensors and are protected by copyright and other intellectual property law.

Users keep all rights to the documents they upload to the Service. By uploading documents, the user grants the Provider a limited right to process them solely to produce the analysis. This right ends automatically when the analysis is complete, and the documents are deleted in line with the Zero-Trace principle.

4. Payment terms and right of withdrawal

The Service charges for analyses according to the current price list:

  • Payments are processed securely through the Paytrail payment service. We do not store card details on our own servers. The available payment methods are online banking, MobilePay, Siirto, Visa, Mastercard, Apple Pay and Google Pay.
  • The Service sells analysis credits (for example packs of 1 or 3 analyses). Credits you buy are valid for 12 months from purchase, unless stated otherwise.
  • The monthly subscription is a recurring, automatically renewing subscription that can be bought separately for the web service and for the Chrome browser extension. It is charged according to the current price list every 30 days to the payment method saved when you subscribed, until you cancel. You can cancel at any time from the Profile or Settings view; cancellation takes effect at the end of the current, already paid period, and a partly used period is not refunded. You can also undo the cancellation and continue the subscription if the current period has not yet ended.
  • Fair use limit of the monthly subscription: the monthly subscription lets you run analyses without using credits, but use is technically limited to prevent automated and exceptionally heavy use. The web service’s monthly subscription allows at most 25 analyses per calendar month. The browser extension’s monthly subscription allows at most 100 analyses in 24 hours. When the limit is reached, new analyses are blocked until the limit resets; if needed, you can contact info@asunto-osaketulkki.fi.
  • Monthly subscriptions for the Chrome extension and AI agents: the monthly subscriptions for the Chrome extension and AI agents include unlimited use on a fair use basis. To prevent misuse, the Chrome extension allows at most 100 analyses per day, and AI agents at most 30 queries per minute and 400 queries per hour.

Right of withdrawal: consumer customers have a 14-day right of withdrawal for unused purchases under the EU Consumer Rights Directive and the Finnish Consumer Protection Act. Send withdrawal requests to info@asunto-osaketulkki.fi.

Digital content exception: the right of withdrawal ends for an individual analysis when the user starts the AI analysis, because the supply of digital content has then begun. For the monthly subscription, the right of withdrawal likewise ends as soon as the subscription is activated and the user gets access to the analyses it includes, because the supply of digital content begins on activation. Before an analysis is started or a subscription activated, the user is asked for express consent to the supply of digital content beginning, and to confirm that they understand the right of withdrawal ends for that analysis.

5. Limitation of liability

The Service is provided “as is”, without express or implied warranties of its accuracy, freedom from errors or fitness for a particular purpose.

The Provider is not liable for:

  • Damage caused by any errors or omissions in the AI analysis.
  • Temporary interruptions or technical faults in the Service.
  • Indirect damage, such as lost income, failed property purchases or other financial losses.

Liability cap: the Provider’s total liability to the user is in all cases limited to the amount the user has paid for the Service in the previous 12 months.

Final responsibility for property purchases and for interpreting documents always rests with the user.

6. Closing an account

Your right: you can stop using the Service and delete your account at any time in the Profile page settings. Alternatively, you can ask for your account to be deleted by sending a request to info@asunto-osaketulkki.fi. Deleting your account deletes all your user data permanently. Unused credits are not refunded, unless the situation falls within the right of withdrawal.

The Provider’s right: the Provider may close or restrict a user account immediately if the user materially breaches these Terms, uses the Service for unlawful purposes or causes harm to the Service or other users. Where possible, the user is warned before the account is closed.

7. Changes to the Service

The Provider reserves the right to change the Service’s content, features and prices. Users are notified of significant changes by email or through the Service a reasonable time before the change takes effect.

The Provider may update these Terms when necessary. Users are notified of material changes by email. Continuing to use the Service after the changes take effect is deemed acceptance of the amended Terms. The Finnish Terms were last updated on 9 October 2026.

8. Governing law and disputes

These Terms are governed by Finnish law. Any disagreements are primarily resolved through negotiation. A consumer customer may also take the matter to the Finnish Consumer Disputes Board (Kuluttajariitalautakunta).

9. Payment service provider

Payment processing is carried out by Paytrail Oyj (2122839-7) as the payment service provider, in cooperation with Finnish banks and credit institutions. Paytrail Oyj appears as the payee on your bank statement or card bill and forwards the payment to the merchant. Paytrail Oyj is an authorised payment institution. In case of complaints, please contact the supplier of the product first.
