Tulkki in Claude and ChatGPT

Finnish housing and property data right in Claude and ChatGPT.

Your AI finds answers in official sources instead of guessing: prices and rents by postcode, a housing company's trade register status, building permits, protection and flood risk, population trends and housing decisions of the Consumer Disputes Board. 23 datasets from 8 authorities in the same conversation.

Who it's for

Estate agents

Write a sales brochure from an analysis of the housing company's documents, and answer buyers' questions with official figures. The agent can also see your own housing company analyses, if you have analysed the documents in the service.

Landlords and property investors

Rent levels and how they're changing, rent increases on the official index, cash flow with interest-rate scenarios, and who is responsible for which maintenance.

Professional investors

Screen areas by yield and trend, check a whole portfolio at once, and pull long time series into your own models.

Every answer shows its source, area level and period.

What is an MCP connection, and why use one?

An ordinary AI chat looks for housing information on the open web: in listings, news and discussion forums. A figure it finds may be years old, refer to a different area or be made up altogether, even if it sounds convincing. It can't reliably check postcode-level rents or pending building permits, for example.

MCP (Model Context Protocol) is the way an AI app uses an external data source. Once Asunto-Osake Tulkki is connected, the AI pulls figures straight from our database instead of guessing. The data comes from official sources such as Statistics Finland, the Finnish Tax Administration, SYKE and the Finnish Heritage Agency, and it is updated and checked regularly. Every answer tells you where the figure comes from and whether it is measured or estimated. If the data doesn't exist, the answer says so.

Real examples

What an answer looks like

Every answer states its source and its limits, so you know which figures you can rely on. (These examples are English renderings of real answers given in Finnish.)

Is Käpylä Church protected?

Yes, on two separate grounds. The building is individually protected under the Church Act: protection typically extends to the interior too, and repairs need the approval of the parish and the Finnish Heritage Agency, not just a building permit. The building also lies in the RKY area called Käpylän puutaloalueet ja Käärmetalo (a nationally significant built cultural environment), which separately restricts changes to the façade and streetscape. Note: this source doesn't cover protection markings in the local detailed plan (the sr marking), which is the most common form of protection for an ordinary flat in a block. Check that with the municipality separately.

What is the rent level for two-room flats in central Helsinki (00100)?

The model estimate is €23.36/m² per month (room type: two-room flats). It is based on a postcode-level anchor rent, adjusted with the rent index for the Helsinki 1 sub-area from the anchor quarter (2025Q4) to the present (2026Q2). The change has been only +0.1%. Reliability class: stable, meaning the estimate passed the stability check.

What new housing is coming to Härmälä-Rantaperkiö in Tampere (33900)?

There are 16 new residential building projects under way in the area: 15 blocks of flats and one small house, 440 new homes in total. The figure only covers new-build permits granted in the last three years that are still active, not renovations or other alterations to existing buildings, so it describes specifically the new supply coming to the area.

A rent of €850/month is tied to the cost-of-living index, base index January 2024, minimum increase 3%. What is the new rent? Two-room flat, 50 m², Tampere (33100).

The new rent is €875.50/month, €25.50 more than now. The cost-of-living index was 2,322 points in January 2024 and 2,385 in August 2026, a rise of 2.71%. On the index alone the rent would be €873.06, so the lease's 3% minimum increase applies. Market comparison: the new rent is €17.51/m² per month against an estimated area rent of €14.79/m² per month (estimate, 2026Q2), 18.4% above the estimate. Half of the total rents for privately financed two-room flats in Tampere are between €695 and €857 (median €779), so the new rent is above that range. This is a position in the distribution, not a judgement on whether the rent is reasonable. The calculation only holds if the index, the base index month and the minimum increase are the lease's own terms.

Which postcode areas in Oulu have the best gross yield for two-room flats?

19 of Oulu's 46 postcode areas made the ranking. The top three: Rajakylä (90580) 14.29% (price €918/m², 14 sales in 2025; rent €10.93/m² per month, 63 leases 2025Q4), Pyykösjärvi-Puolivälikangas (90550) 12.20% (€1,191/m², 47 sales; €12.11/m² per month, 90 leases) and Koskela-Oulu (90560) 11.42% (€1,106/m², 42 sales; €10.53/m² per month, 48 leases). Gross yield is the rent times 12 divided by the price, before any costs, so the maintenance charge, tax and empty months are not included. Rajakylä's figure rests on only 14 sales, so it is sensitive to individual transactions. The other 27 areas were left out of the ranking because the price or rent is missing, or is based on fewer than 10 sales or leases.
